With regular maintenance you will prevent small problems from becoming big problems and ensure optimal performance of your comfort system. We also offer annual service agreements, which can reduce the cost of a Performance Tune-Up.

All Maintenance Packages include the following:
Tune-Up and Inspection for Air Conditioner or Heat Pump:
- Test the system for proper sequence of operation
- Test safety and control circuits for proper operation
- Inspect air duct system for leakage
- Inspect and clean condenser coils
- Inspect and clean evaporator coil as needed (if readily accessible)
- Lubricate blower motor and clean air vents
- Measure temperature differences - supply and return
- Measure refrigerant pressures and temperatures
- Measure refrigerant superheat
- Measure refrigerant subcooling
- Inspect and adjust fan belt tension (if applicable)
- Inspect and level thermostat
- Inspect pad and check level of air conditioner
- Inspect and blow down condensate drain
- Inspect and chemically treat condensate pump
- Inspect insulation of refrigerant piping
- Clean or replace up to a 1" filter
- Lubricate all moving parts per manufacturer
- Measure amperage, voltage and operation of electric strip heat (if applicable)
- Measure amperage and voltage of blower motor
- Measure amperage and voltage of condenser fan motor
- Measure amperage and voltage of compressor
- Tighten and inspect all electrical wiring
- Inspect and measure readings on capacitors
- Inspect and measure voltage drop on contactors
- Visually inspect for refrigerant leaks
- Operate system and check overall operation
- Document measurements for year-to-year comparison
- Review the system's operation with homeowner and make recommendations for repairs
Tune-Up and Inspection for Gas Furnace:
- Test the system for proper sequence of operation
- Test airflow for deadly carbon monoxide
- Test ignition system for safe and proper operation
- Test safety and control circuits for proper operation
- Lubricate blower motor and clean air vents
- Measure temperature differences - supply and return
- Inspect air duct system for leakage
- Inspect and adjust fan belt tension (if applicable)
- Inspect and level thermostat
- Inspect for proper clearance-to-combustibles around furnace and vent connector
- Brush clean, vacuum and inspect gas burners
- Brush clean, vacuum and inspect heat exchanger(s)
- Clean and test furnace flame sensor for proper flame rectification
- Clean or replace up to a 1" filter
- Inspect and blow down condensate drain and trap (if applicable)
- Measure and adjust gas pressure per manufacturer's specifications
- Lubricate all moving parts per manufacturer's specifications
- Measure amperage and voltage of blower motor
- Measure amperage and voltage of draft inducer motor
- Tighten and inspect all electrical wiring
- Clean upper and lower combustion air vents
- Test for gas leaks with electronic leak detector
- Inspect gas piping sediment trap for moisture and contamination
- Perform combustion analysis and PRINT READINGS
- Clean furnace exterior
- Operate system and check overall operation
- Document measurements for year-to-year comparison
- Review the system's operation with homeowner and make recommendations for repairs
